How banks work out your capacity

Why about a third of my income?

Belgian banks work to a rule of thumb that all your credit charges together stay at or below roughly a third of net household income. Some stretch to 40% for higher earners, others stay under 30%. It is not law but internal risk policy, and it varies by lender.

What is loan-to-value and why does it cap my loan?

Loan-to-value is the ratio between the amount borrowed and the property value. The National Bank steers lenders towards a maximum of 90% for an owner-occupied home and 80% for buy-to-let. With €40,000 of own funds at 90% LTV you can buy a property of about €400,000, whatever your income.

What is remaining living budget?

Alongside the income ratio, the bank looks at what is left each month once all credit charges are paid. Lenders often aim for around €1,100 for a single borrower and €1,500 or more for a couple. If too little remains, the bank lends less even when the one-third rule is satisfied.

Why does the interest rate change how much I can borrow?

Your maximum monthly payment is fixed by your income. The higher the rate, the more of that payment goes to interest rather than capital, and the less you can borrow. Half a percent of rate can easily be worth €15,000 of capacity over a 25-year term.
