Registration duty, formally the sale right, is the tax you pay to the region when buying a property. It is calculated on the price stated in the notarial deed and is by far the largest cost. The rate depends on the region and on whether this is your own and only home.
No. The fee follows a degressive scale set by law and is identical at every Belgian notary. Only the administrative costs vary slightly with your file. You may always appoint your own notary even when the seller has one; the fees are then split between both offices.
No. This covers the purchase deed. Separately you pay for the mortgage deed: the 1% mortgage duty, the notary's fee for that deed, the registration at the mortgage office and the bank's file fee. Our comparison tool works those out per bank offer.
Rarely. Borrowing the purchase costs pushes you above 100% loan-to-value. A few banks allow it, but with stricter conditions and a higher rate. Budget on paying these costs yourself.
